Becoming a Real Estate Agent INTRODUCTION The process of buying my house began much as it does for anyone. I made a call to a real estate agent. I was standing with my wife on a rural county road, in front of a beautiful place we wanted. The sun was setting. Tree frogs sounded in the air. I dialed the number on the yard sign. No answer. It was evening, so this didn’t seem unreasonable. I called the agent who sold my last house. A young hustler who went to the local college where I’d once taught. Again, no answer. Annoying. So I decided to call the agent who’d represented the buyer of my last property. Steve Custis. I remembered sitting at the closing, thinking that he reminded me of my dad. All smiles, but dead serious about work. That call was an act of trust. Trust in his reputation, trust in the man, trust in his profession. I was hiring someone to serve my interests. To be my representative in the matter. A real estate agent. Or, a real estate broker. Or maybe he was called a Realtor. Whatever. I had no clue about the differences. (I learned later that Steve Custis was all three.) Over the years, I’d come to watch my various real estate agents closely, to double-check everything they did, and grew to listen to them only dimly. I tried to outthink them because I worried they weren’t really working for me. I was certain they overstated their role in negotiations, and that they profited in other smallish ways that I wasn’t aware of. I imagined they defined themselves that way: on sales, on moving quickly, on keeping balls in the air, while piling up commissions. Like everyone involved in a real estate transaction, I wondered: What is a good real estate agent anyway? If I admit my cruelest prejudices, I’d have to own up to the fact that I saw them as a bunch of second-career, end-of-the-road desperados who’d taken a dopey course, gotten a dopey license, and then started stacking up easy cash based on sales volume. Was it even possible, I wondered, to serve a client well without slaving to the bottom line? In fact, did any of them care about the place where they lived? Did they see their business in terms that stretched beyond the money? Aesthetic terms? Historical terms? Human terms? What makes a good real estate agent? Who are the best agents? Never mind that, who are the good ones? Where are they? What do they do all day? Why? Could you go into a torqued-up seller’s market like the one in San Francisco or Seattle and find an agent working with honor? I was standing outside the house we wanted to buy and I wanted answers. Here’s what I found out. The basic advertisement for the job? Real estate is a tough yet rewarding business driven by energetic, results-oriented individuals. Real estate agents must be capable of outliving the exigencies of the housing market and the pitfalls of the title process. They must use their ethical and professional training to represent the needs of their clients—whether representing buyer or seller—while navigating the sometimes-arcane processes related to the transfer of property title and deeds. Real estate agents work solely on commission. They must generate business at a level robust enough to carry them from one sales commission to the next. At times there are months between closings. Or longer. There’s freedom in it. Good agents, like the ones visited in this book, go to work on their own terms, control their own hours, dictate their own level of commitment to the job. They represent their clients but work for themselves. They do so willingly, and eagerly, and they live to see the profits. Residential real estate agents are licensed by the state to negotiate, arrange, and oversee the process of transferring title and deed in property sales. Their duties include listing the property for a seller, advertising that property, and showing it to interested buyers. Interpreting local and national market conditions, they strategize with clients to find the best value for the individual home buyer or seller, formulate listing offers, complete sales contracts, and oversee and interpret inspection processes and reports. They often make contacts with financial institutions for their clients and work with the title authorities to set up the closing process, then oversee that process until the property closing date, which generally takes several weeks. At closing, they get paid. So, contacts, leads, listings, and showings. Followed by offers, negotiations, due diligence, and then the closing. Some fail in these obligations. There’s little room for sloppiness or procrastination in this line of work. The truth is, most fledgling agents don’t last more than a year or two before they wash out, and even so, a bad agent can survive while not doing the job well. Their misdeeds can be difficult to track. Often only their reputation serves as fair warning to potential clients. Accordingly, some people regard real estate agents as little more than opportunistic flim-flam men. After all, anyone can sell their own home, or make an offer on a new one. A good lawyer can do the contract work and cover the transfer of deeds and title work. Many buyers and sellers resent the very presence of real estate agents and feel that the standard commission is excessive. There are apps and web service providers that tap into this sentiment, cutting real estate agents out of the equation altogether. Even so, 95 percent of American homes were bought and/or sold by licensed real estate agents in 2017. Despite popular opinion, it seems they are here to stay. So what do they do, how do they do it, and why? Being a real estate agent has long been considered a great second career, a fine second act. It can be a good living, working on a sales commission on the title transfer of what, for most people, represents their most valued, and valuable, single asset: their home. And commissions are split in many ways: between the buying and selling agent, between the agent and their brokerage—even referring agents get a slice—so that many agents benefit from layers of income on a single transaction. A real estate agent’s success is measured in sales: frequency of sales and total sales volume, making it a different job in different parts of the country. These numbers vary wildly from one market to the next. A high-end agent in San Jose, California (where the median home price was one million dollars in 2017), might represent the buyers of a mere three properties selling at just over two million dollars each, to net themselves $200,000 in annual commissions, their end of the agent’s split with the brokerage, while an agent in the rural Midwest, say Youngstown, Ohio (where the median price of homes was $75,000 that same year), might have to sell eighty properties to get anywhere near that figure. Frequency and volume. Is one a better agent than the other? Does one agent outwork the next? You’d have to hear their stories. One of the agents profiled in this book told me, “All real estate is local.” It’s a different job in every part of the country, different in every decade of our recent history. Different when demand is high, different when banking conditions are favorable, different when a factory closes and demand falls away. Every agent brings their own knowledge of a given place to the job when they start. They form a sort of philosophy of the craft based on that knowledge. For this book I chose three successful working real estate agents in three utterly different markets. Two men and a woman, each with distinct perspectives on their work in this moment in the American economy. I attempted to create a mosaic of moments that when taken as a whole, mimic the chronological cycle of most real estate transactions—from initial contacts and leads to listings, home showings, purchase offers, negotiations, inspections, and closing. This cycle is the pulse of the job, a heartbeat that runs at a different pace from one market to the next. At any time, a real estate agent, representing both buyers and sellers, might have listings in every stage of this process. In good times, it is an exciting series of procedures, negotiations, and deadlines that must be monitored, balanced, and kept on schedule. In bad times, the days between closings can stretch out interminably. Here you will encounter a trio of representative agents. Bruce Phares is a sixty-three-year-old real estate agent and chief broker in his own partnership. He operates in Seattle, a feverish seller’s market. Bruce and his partner spend weeks preparing his buyers to ready themselves for the breakneck pace of home buying, a process which ensues long before you declare yourself ready to buy a house in Seattle. It often takes less than a week before a seller has a fistful of aggressive offers, sometimes twenty or more, from prospective buyers. In representing the buyer, in a housing market where values are at an all-time high, Phares must sometimes encourage his clients to make offers that are more than 10 percent over asking price. A former jazz musician, now in his second career as a real estate agent, Phares uses his improvisational ability to wind his clients through a ruthlessly swift purchase process. A small mistake can mean tens of thousands of dollars. If he does his job well, the fiscal reward is great. But his anxiety is palpable. His sense of obligation is remarkable. He’s a vulnerable, venerable soul, and sees the heart of the job as a matter of responsible representation of his client. “My client,” he says, “has to be more important than the sale.” Antje Gehrken, a fifty-year-old Realtor in Chicago, has been in the business for a mere seven years. In this relatively short time she already has a thriving real estate brokerage with a dozen associated brokers spread across the city, from the northern suburbs to the Loop and throughout the South Side. She came to me recommended by the Chicago Association of Realtors, which cited her work in mentoring women Realtors who entered the field after a vital first career, or after managing a household or family. Gehrken’s done all of that, leaving behind a career as the singer-songwriter for a successful regional rock ’n’ roll band, which she led for more than fifteen years. She would tell you: She bounced around the stage. She cranked it up. She toured, recorded, and lived on the road. Simultaneously, Antje and her husband bought a house, managed rental properties, and raised a daughter in suburban Chicago. Then, in her early forties, Gehrken simply stopped, left the band, and turned wholly to a new career. First, she taught college at an art school. Then she found real estate, using the acumen developed in the management of the band, the restoration of her house, and heading up her family as her skill set. She wisely created multiple revenue streams in the residential and commercial real estate market. Now she bounces around the stage of the city, a real estate market she calls “flush, but not crazy.” She provided me with a model of mentoring and self-motivation. Finally, I turned to my local guy, Steve Custis, thirty-eight, here in my hometown of Greencastle, Indiana, population: 10,508. He heads up a local RE/MAX office in a town that has always been a buyer’s market. I’ve been vaguely connected to Steve for more than a decade now. I even remember when he was a teenager, and in the years before that, a kid who hung out at the local skate park. “Kind of a punk,” he’ll tell you now. But sometime later, he left behind a job as a forklift driver in a local retail distribution plant and started to place his name on real estate yard signs for a local agency. Steve once bought a commercial investment property from a partnership I was in. That’s where he set up his offices, and where he now rents an apartment to me through Airbnb. Even though he was on the other side of that sale, I was impressed by his honesty, instinct, and sense of humor. I started to see him as someone I could count on. I started asking him questions, tapping his local knowledge on all manner of issues. He pulled me into the workings of his office and his job because he knew me from around town and he expected to like my company, although I came here to Indiana from New York thirty years ago. “I’m mostly local,” he acknowledged with a smile. “You, you’re pretty local. And real estate is absolutely local.” These three generously allowed a writer into their processes: building leads, creating listings, assessing the markets, the buyer’s showing, the seller’s showing, the offer, the due diligence, the negotiation, the close. By examining the lives and minds of established, practicing real estate agents in different parts of the country, in wholly different sectors of the housing market, I discovered what makes them return year in, year out, to this difficult field, what allows them to thrive in the business, and what they draw from the job as human beings. I tried to strip away the perceptions of the real estate agent to show the reality of the financial risks and rewards, and to determine what it takes to become what I found in each one of them: real estate agents and human beings working jobs that teach, fascinate, and fulfill.

From the Inside Flap

“A masterfully articulated political-economic approach to green criminology. This book should be required reading for all students of criminology and environmental social science.”—Andrew Jorgenson, Professor of Sociology and Environmental Studies, Boston College   “Green Criminology explains the economic processes and science we need to understand as the world faces ecological crisis. It appeals for justice and for us all to try to make a difference. This outstanding book should help to change criminology.”—Nigel South, Professor of Sociology, University of Essex “This volume by pioneers in green criminology cements their central role in the field. Their ecologically grounded political-economic perspective allows them to provide powerful analyses of a wide range of crimes against the environment waged by those in positions of power, crimes that warrant exposure and prosecution.”—Riley E. Dunlap, Regents Professor of Sociology, Oklahoma State University

I am currently in an Administration of Justice Master's Program and required this book for one of my summer courses. While being full time employed as a law enforcement professional, I am additionally required to read 3 chapters of this book weekly and provide a 5 page review for the week. I was excited to know that I was down to the 12th chapter in this book until I realized the book I purchased only had 4 pages for the 12 chapter. I was relieved at first, "4 pages and I'm done," I said to myself. But something just didn't feel right. After further reviewing the book, the table of context revealed about 30 pages are missing out of the 12th chapter. I am furious and hope this review is address asap.

One of the better reference books on environmental crimes that I've read in quite awhile. Clearly, a book to have on your shelf, if one is interested in environmental crime/trafficking. I re-read this book three times and got more out of this book each reading... Ken McCloud, RETIRED, Special Agent, U.S. FWS/OLE

Bought it for class, and I got an A, so I guess it did the job well.

I received the book on time. Unfortunately, it was stuffed in the mailbox and was both spindled and mutilated. I'm attaching pictures. Right now I have it under some Harry Potter books, in the hopes that it would flatten out. This book is for my classroom library and one of the things I try to instill in my students is that books contain knowledge and are to be treated in the same way one would treat one's elders--with gentleness and respect. If this book were an elder in a nursing home, charges would be brought!

My 14 y/o HATES reading but he loves this book and he’s racking up AR points! Great story for basketball players and teens.

My 12 year old boys loves this book!

I bought this for my classroom library. Carl Deuker books are great! The school library copy is bedraggled with so much use!

I don't know the first thing about basketball, but this book keep me turning pages. Not only did the games create excitment, but the relationships as well. My 7th grade boys love this book too!

Deuker is a good writer, but I never get a sense of closure from his books. The story is good, and the basketball scenes are great, but the ending is just disappointing.

Keeps you into it. For me, it wasn't the best book, but it's great for just passing time.

Haven't finished reading it yet, but a good interesting book for my grandson.

The Ballad of the White Horse, by G.K. Chesterton

From the Back Cover

More than a thousand years ago, the ruler of a beleaguered kingdom saw a vision of the Virgin Mary that moved him to rally his chiefs and make a last stand. Alfred the Great freed his realm from Danish invaders in the year 878 with an against-all-odds triumph at the Battle of Ethandune. In this ballad, G. K. Chesterton equates Alfred's struggles with Christianity's fight against nihilism and heathenism—a battle that continues to this day. One of the last great epic poems, this tale unfolds in the Vale of the White Horse, where Alfred fought the Danes in a valley beneath an ancient equine figure etched upon the Berkshire hills. Chesterton employs the mysterious image as a symbol of the traditions that preserve humanity. His allegory of the power of faith in the face of an invasive foe was much quoted in the dark days of 1940, when Britain was under attack by Nazis. This new edition offers an authoritative, inexpensive version of Chesterton's inspiring work. Dover (2010) unabridged republication of the edition published by John Lane Company, New York, 1911.

The virgin Mary appears to King Alfred and tells him nothing to his profit, only that the sea grows higher and the sky grows darker. So he gathers what little remains of the free peoples of England to fight, the Saxon who has fought too much and is tired, the Roman who clings to Rome, the Gael who hates and mocks him. They march against the hosts of the Vikings who want to conquer and destroy all and fight and die and win. Because they have nothing to lose and all to win.Poetry to make you weep. To make your soul soar. Epic but not in the glorifying style that glorifies folly. Religious in a way, Alfred is a Christian king with many sins who marches to kill without the blessing of Mary and he knows it. But he fights because his foes are worse still and not fighting them the end of all.The style is a bit confusing at times, as poetry can be, but mainly clear. You can understand Alfred's humble speech to the chieftains and the mockery of the Gael when he tells him that better kings than him were defeated. You can understand the madness of the Vikings. You can understand Alfred's speech to his young lords long after the battle when they reproach him not having carried on and swept the Norse off England. This is a poem about people who fought and died and won because they had nothing to lose. There is no glory here or boasting or honor. The Vikings fight well and cleverly and the Saxons only win because they fight to the end and the Vikings don't have to.Chesterton has writen a dark poem of strife and despair, of humility and bleak courage before the end. Of the wisdom of Alfred who saved what could be saved and held the line for civilization and Christianity until the times were less dark. It is a poem worth reading and remembering. For it tells of a king who lost it all and won it back and knew the true value of things.

Out of the thousand or so books I have read in my life, if I were to put the Bible aside (since the Bible speaks with a special authority to believers and cannot really be compared to other books), I have read no more than five or six books that I would call truly great. That means there are only five or six books I would rate at five stars. This is one. Yes, it is that good.I have never read any author who could make the English language sing the way Chesterton does in this poem -- for over a hundred pages. In contrast to contemporary "poets" whose "poems" consist of a bunch of strange words scattered apparently at random on a page, whose meaning, if there is one, is far beyond obscurity, Chesterton had apparently unlimited ability to create rhyme and alliteration, and then he bound it all tightly in the sing-song ballad style that carries it all swiftly along. The words of this poem are glorious to hear, and really, this book should be read aloud, so that one might hear the music of the words. And few have ever been able to match the way Chesterton paints pictures with words. I will quote one passage, and hope it is not to long, to illustrate this. The scene here is Alfred's army making one final charge against the Danish camp: Then bursting all and blasting Came Christendom like death, Kicked of such catapults of will, The staves shiver, the barrels spill, The waggons waver and crash and kill The waggoners beneath. Barriers go backward, banners rend, Great shields groan like a gong, Horses like horns of nightmare Neigh horribly and long. Horses ramp and rock and boil And break their golden reins, And slide on carnage clamorously, Down where the bitter blood doth lie, Where Ogier went on foot to die In the old way of the Danes. It would be hard to imagine anyone anyone describing such a violent scene in so few words any better than Chesterton does in that passage. And this passage is but one of dozens of glorious word-pictures that Chesterton's poetry paints in this book.Beyond its magnificent use of the English language, this book also contains much philosophical insight -- insight that, although first published in 1911, is directly and clearly applicable today. Chesterton expresses very clearly the way that Christianity has formed the heart of Western culture over the ages, and the way that Christian faith -- which seems all about self-denial and thus sadness -- leads to unconquerable joy.The book, of course, is not perfect; no work of literature can be. There are places where it gets a bit too preachy for my taste. But the book's flaws are few and minor, while its good points are many and glorious. How good is this book? I have read it at least 50 times in my life, and I still enjoy reading it. In my opinion it is one of the truly greatest works written in the English language. It is one of the few books I have read that truly deserves five stars.

My son cannot read enough of Chesterton. His writings have helped him to solidify his Christianity in a a decidedly Christian hostile world.

G. K. Chesterton is always both erudite and accessible. This poem is a delightful re-telling of several legends / historical incidents regarding King Alfred the Great, and in a ballad form which could easily be set to music.

One of the great poems in the English language--and certainly a top contender for the greatest narrative poem. A retelling of the Alfred the Great's defeat of Guthrum and the Danes at the Battle of Ethandune (or the victory of the true power of Christianity over the inherent weakness of paganism), written to be read aloud or to oneself (but please do read it aloud). A ranking of ten stars would be more accurate. [This review refers to the first edition.]

I find myself quoting passages from this epic poem and rereading parts of it frequently.

One of the most beautiful epic poems ever written. I find myself reflecting on the story of Alfred and wish there was an epic movie to match the poem...

Wonderful ballad with a great poetic artist lovingly telling an epic story. Should be required reading for middle school literature students.

This is a "must get" book!! I downloaded this book for free and was instantly enthralled!! I love the characters and the writing style. I was so glad to see that it was nothing like the Twilight series, but still about vampires and love and loyalty. After reading this book I was almost desperate to get the next two. I am almost embarrassed to admit that at 50+ years, I am waiting impatiently for October so I can read book 4!!!

CONS: Holy CRAP- that book was long!!! I wouldnt have minded so much if it was filled with things actually happening, but I could sum up that story in about 5 sentences and yet, at over 12,500 iphone-kindle-app pages later, I am finally finished!! There was WAY too much back and forth, back and forth between the Main character's feelings. She coudlnt decide between the two men she loved. While I love a good love-triangle, I cannot stand when a character is that wishy washy! I was like, "JUST MAKE UP YOUR MIND ALREADY!!" It was exhausting. I was about ready to give up on the book 3/4 the way through but something interesting and significant FINALLY happened to make my eyes perk up, and I thought for sure- this would finalize things. But nope- she was still torn afterward, although circumstances are now different. Also, it was a depressing book. It didnt spark much happiness- and when I read a romance novel, I expect more joy. This main character was seriously depressed.. and maybe because she's a teenager, she takes things harder, but SHEESH... it got old. Fast. The only way I will read the next book is if it is significantly shortened.PROS: I did love the storyline (even though it was drawn out). I kept reading because i wanted to find out what happened. (dont we all?) I would love to read the next novel but I'm hesitant bc I'm afraid it'll be drawn out. The author is very descriptive, so that was nice- helped me imagine things. And although Ara's wishy-washy-ness drove me crazy, her reaction to one of the guys' admission to being a vampire I felt was very realistic. His askance of her to become a vampire would spark the exact same reaction to me. So I fully related to her then. I'm glad she didnt take something like that lightly, because none of us ever really would.

When I first started reading this book during my long commute home I didn't know 1. that is was part of a series and 2. That this is a young adult book. After I read the first few pages, I wasn't going to finish the book. I decided to finish the book and I bought the rest of the series. I just started book 3 and can't wait to find out what happens!

First I bought this book because of the description. I was looking for paranormal romantic story line. I was also looking for a new series to begin, as I love to read so many books in a week. At first glance you think this story line is just like any other paranormal teen story, but I was wrong!! Ara Rose's character is not what you would expect, but during her grief she needs to be able to grow and learn. She's not a girl but not yet woman all she needs is time to grow. That's refreshing. As we see so many strong young female characters in these paranormal stories. This book is worth the money as well as your time in reading. A.M Hudson done a fabulous job on writing this story. Loved the characters and the storyline.

The MC, Ara-Rose, goes back and forth, back and forth, so many times it's dizzying---and for me, in a bad way. The whole can't-make-up-her-mind thing dragged on and on, and never felt actually resolved, because even when she came down strongly on one side or another, she still changed her mind or worse, she refused to make an actual choice. Then there's the insta-love issue, and the "I may only be seventeen, but I know for certain that he's my love for eternity (except not, or maybe he is and I just need more time... And why don't adults realize that we teenagers know what we want, anyway?). Hmmm. Maybe because we used to be your age and remember how little of ourselves we actually turned out to know? The other unrealistic thing that drove me nuts was the behavior of her parents and David. SPOILERS:So the parents know she's been seeing David seriously and just broke up with him, but they don't blink an eye when she gets engaged to Mike a day after he arrives for a visit. Her stepmother Vicki actually approves of David buying Ara a very expensive dress when they've only been dating for a month or two. And David is just as cruel and indecisive about their relationship as Ara is.All his protests aside, how David really felt about Ara was not clear from his actions. Both of them came across as selfish at certain times, and David's alleged transformation into a better 'more compassionate toward humans' person, all because of his love for Ara, felt ungrounded and not very believable. He did a few nice things, but some of his conversations, like the one he had with Ara about her being too bored to listen to Emily talk about the books she liked, made him seem like he might be the same essentially uncaring person underneath... Then there was David's whole 'forget me, marry Mike and be happy' schtick. He kept telling Ara to go be happy without him while also giving Ara a locket with 'Forever Mine' on it and trying in many other ways to intrude on her life and force her to think about him. Pushing her away with the one hand while holding on to her with the other tightly enough to leave bruises. So, not the book for me, but it's reasonably well-written.

A book that uses cognitive behavioural therapy as a process todeal with body imperfections. This volume deals with perceptionsor misperceptions of the troubling areas of appearance and howwe are affected by them in thought and emotion. Steps are givenfor identifying problem areas and use of therapy to treat appearanceproblems.

I just started this book and I haven't completed it yet, I'm extremely impressed already. This book is a powerful resource. It is well written and it works! It was written for us folks with small/large body image dilemmas (mostly non-eating disorders). It can be used as a self help resource or in conjunction with therapy. It can even be given to your therapist as a resource for them to help you. I struggle with acne scars and I am relieved to find the first pages (and subsequent pages) directly address this issue. This book gives hope and help. I can't say enough positive about this book. It is life-changing.God bless the author

this is a great book! the discussion of CBT is inestimable. It is useful even if you don't have BDD -- Body Dysmorphic Disorder. Dr. Wilhelm is a nice person.

Pretty good book but mostly about Body Dysmorphic Disorder

Gave as a gift

This book was great! I suggest reading it through, but then re-reading the chapters that are "work". You have some homework in this book which is great to help you get through your body image issues, however, the con I really saw in this book was Sabine's way of labeling you. She teaches you how to move away from that yourself, but she mentions Body Dismorphic Disorder so many times and kind of pushes it on you to make you feel you too have it. Even though yoyu may or may not, it doesn't make you feel any better. I wish she never labeled you with a problem, rather just stated that you struggle with your image. I think she could be a little less clinical, but the book was well written and could be tremendously helpful. Read, then go back.

written in and not in description

I found Sabine Wilhelm's book to be both easy to read and very informative. The step by step approach detailed in the book is exactly what is needed for patients and clinicians alike. I have enthusiastically been recommending it to all of my clients who have BDD, and to colleagues interested in learning more about it. This book offers new hope to the millions of people worldwide who live with this troubling, but treatable disorder.

Last visit to my eye doctor he is trying to push me into stronger lenses, yet I can see 20/20 with my old prescription? He wants me in bifocals, no.. I hate reading through lenses, I wanted contacts and he pushed bifocals ones on me, I said no, I won't wear them. I took them as he refused to fit me for the standard ones and threw them out ... he claims poor eyesight comes with old age and he had just had laser surgery done on himself. I believed that my eyes don't have to get worse and decided to find a book to help me maintain what I have. This book has exceeded my expectations. I can't believe the change in a week, I feel so optimistic about the future of my eyesight, I truly believe I will be prescription free at some point and all I wanted to do was to maintain what I had. My biggest problem has been staring and diffusing and by just avoiding these two things I can feel the eye muscles sigh ... no lie. Anyhow, unless you have an eye disease I think you will improve your vision following this book. If I wear glasses a bit it seems to set me back an hour or so until I can get the muscles relaxed again, I feel too much strain with my present lenses. Anyhow, I want to go back to the eye doctor just to prove that he is .. wrong .. but I won't, I will seek out someone more open minded. Sometimes when I am out and I want that clarity I cheat by making that pinhole with my fingers ... that is cool, that made me realize that everything I need for perfect eyesight .. I have. Also, I never realized how much time I spent in la la land either, staring off. Now that I don't stare or should I say, now that I am doing my best to avoid staring, I am more present in my life and that is good thing. I also have the book The Power of Now (Ekhart Tolle) and good eyesight habits actually help keep you presnt, read both and achieve two things at once. Anyhow, enjoy the book, don't start reading it and then put it down because it is thick textbook like, ... I did that and delayed my own progress. It is really well written, easy read with lots of extra info which I liked ie. about the animals. Also, these are not exercises but good vision habits, I tried some eye exercise program years ago and I felt that it created more eyestrain so I quit. Anyhow, good luck everyone.

(Note to Amazon customer service; thank you for keeping this review live. It is a honest review of the book and The Bates Method. A few times competing authors have tried to get Amazon to remove the review. Amazon management has helped me with this problem. Thank you, I appreciate this.)Read the book to learn how to easily apply shifting and other ways to improve the eyesight. Use Amazon.com's `Look Inside Tool'; search for Shifting, Sketching, Brushing and Centralization taught by this Expert Author, Teacher.I attended the Author Thomas Quackenbush's Natural Vision Improvement class in 1999 in San Francisco, CA after reading, studying his book 'Relearning To See-Improve Your Eyesight Naturally' in 1997. Later I read his 2nd book 'Better Eyesight, The Complete Magazines of William H. Bates' (The Ophthalmologist that discovered Natural Eyesight Improvement) when it was published in 2001. He has taught Natural Eyesight Improvement since 1983, trained thousands of students and hundreds of teachers. My present age is 61. (today Mar, 2018) I have used the Bates Method since 1974, age 17 to keep my eyesight clear. In 1996 at age 40 I developed unclear close, reading vision; small print, objects at about 7 inches and closer were blurry. I tried the usual Bates Method of Natural Eyesight Improvement and it worked. I began searching for books on the subject and in 1997 purchased, studied Mr. Quackenbush's book. The vision then went from 20/20 with occasional fluctuation to 20/30, 40 then to clearer than 20/20 at close and far distances maintaining that clarity to my present age.I had to check out this teacher! I attended his class in the spring of 1999. This resulted in the clearest eyesight I have ever experienced; 20/10 which is better than 20/20; seeing the smallest line on the bottom of the eyechart clear at 20 feet. Sometimes the eyesight is clearer; 30/10 to 40/10; 40 feet away-see the letters on the bottom line of the eye chart clear and smaller letters. (Usually 20/20-30/10 is the best I get due to working on a computer 5-10 hours a day.)I can see fine details, crystal clear eyesight. I remember one day after coming home from Tom's class I easily saw a homeless man in our neighborhood 5 blocks away down Grand Avenue in So. San Francisco. Recognized details of his face, beard, hat, cloths. At night I can look across the street in the dark and see people clear through a window in the far end of a lighted building. Objects outside in low light are clear and I can see the craters on the moon. No glare around lights at night, eyes are comfortable in bright sunlight without sunglasses. This method corrected Presbyopia at age 40. I could read small print before, but now can read tiny fine print clear! See fine print clear 1-3 feet away... and up close to the eyes at 8, 6, 3, 2, 1 inches from the eyes. Also see a natural magnifying effect placing a small object or tiny fine print up close to the eyes, 1/4th inch almost touching the eyelashes and see it clear; like when I was a kid and would look at a clear colored marble close to the eye and see tiny parts inside the glass or like a jeweler does when inspecting a diamond without a magnifying glass. I practice reading the fine print as Dr. Bates describes and shifting point to point, tiny part to tiny part on the details in the small stones Tom gave us in his class or on a flower, leaf, piece of cloth...I continue to use this natural eyesight method and the fine print directions to keep my reading vision, close and distant vision clear. June, 2017; age 60 and it still works! This book, the method IS NOT EYE EXERCISES.The person applies use of normal vision functions as easy, relaxed natural vision habits all the time, all day long. It is also used for night vision. With some practice, this occurs on its own, the normal eye, visual system function occurring automatically, maintaining clear eyesight. Before taking the class, reading this book I only understood, used basic shifting; moving the eyes, (visual attention) side to side, top and bottom on an object to see it clear. After learning from this author, teacher; I understood that the eye shifts freely, not in a repetitive, controlled, limited pattern and; tiny shifting, saccades also occur on small parts, fine details of objects. The author makes this easy by teaching `Sketching, Brushing'. The eyes use `Centralization' with shifting; 'using the eyes fovea centralis' (which is in the back of the eye, center of the macula, in the retina), moving the eyes central field from small part to small part (point to point) on objects. This is the normal function of the eyes and it occurs naturally, on its own. Imitating, practicing this returns the eyes, eyesight to normal function. Shifting, Centralization... are applied all the time as easy relaxed habits.Go to Chapter 9, Part 3 to dive right into Natural Eyesight Improvement Training; The Three Principles of Natural Vision; MOVEMENT, CENTRALIZATION AND RELAXATION.Then to Chapter 12, Part 4; The Three Habits of Natural Vision; SKETCHING, (ALSO KNOWN AS SHIFTING), BREATHING AND BLINKINGThen to Chapter 15 for the SUMMARY.Relaxation, Memory, Imagination; In the class we practiced a Self Healing Activity with relaxation, memory, imagination. The students sat in the class and closed, covered their eyes with the palms of their hands as described by the teacher. We imagined, visualized a story using the memory, imagination to describe what subjects, objects we were thinking about. Each student creates their own addition to the imaginary story; A man from India that was sitting next to me in line talked about imagining he was in the jungle having a great time investigating the different plants, animals, the river, water falls, all in color, motion, seeing objects clear at close, middle, far distances, hearing the wind blow through the trees, bird calls, feeling the wind, warmth of the sun, touching objects, seeing, feeling their texture, shape...Then my turn came to continue the story and I said I was upset with him because I was in my big stone chair in the woods relaxing, looking at the colored details in the stones and he was there feeding the wild animals, attracting tigers, monkeys... to my secret hideout. I could see the orange, yellow and black strips on the tiger, his face, whiskers, eyes, tail swaying. He crawled up on the rock with me and ate a sandwich the man gave him and then took a nap. He purred like a kitty cat. The sun sparkled on his fur as the breeze passed through it. Each person added to the story as we traveled in our minds, imagination. When we uncovered and opened our eyes many people, including myself experienced clear or improved sight. The relaxation remained long after the class when I returned to work. I could re-activate it anytime I felt stress, strain. Improving the memory, imagination, relaxation improves the clarity of eyesight. The book, course improved mental clarity, function, sense of well-being and self-respect. I quit a dangerous job in a hotel that was causing much stress.More than eyesight improvement, this is a stress reduction class. Relaxed breathing is taught. Relaxation of the shoulders, neck, correct posture, clear eyesight at the computer, healthy full spectrum sunlight, indoor light, how to work with an eye doctor to obtain freedom from glasses and other information is included. The Bates method also corrected a wandering eye, double vision, blur and astigmatism condition I experienced in 2009-2011 due to a neck and back injury caused by a dishonest chiropractor throwing my neck, spine, hip, vertebrae, bones out of alignment, mis-aligned neck vertebrae C-1, 2, 4, 6, others along the shoulder area, T1... and the spine, hips then trying to sell me 240 treatments to start and stating I will never be cured. It was like being in a car accident; nerve, cartilage and other injuries, a whiplash like effect. Over 2 years I finally found a new, honest doctor, physical therapist and healing is now 95% although the injury in the neck may always be there so I have to be careful lifting, over straining the neck typing... Natural Eyesight Improvement brought the vision back to 100% clear! June, 2017, age 60; passed my drivers license with clear eyesight, no glasses needed.Nerves travel from the neck, spinal cord, 'brain stem' to the eye muscles. The brain stem also connects in the brain and the optic nerve passes near the brain stem, through the brain. Nerves, blood, lymph vessels also travel to the brain, eyes through the neck. Any injury to the neck, vertebrae, misaligned vertebrae... and even the spine, back, pulling, tension on the spinal cord, brain stem can affect the eye muscles, brain/visual system, clarity of vision. This includes impairing eye movements and causing strabismus.Dr. Bates proved that tension in the outer eye muscles causes pressure, tension, pulling on/in the eyeball, alters its shape and focus of light rays, clarity of vision. He also proved that relaxation of the muscles returns the eye to normal shape, correct focus of light rays and clear vision. See the color pictures of the eye, eye muscles in the Author's book; lengthened, shortened and irregular causing different vision problems due to tension in, malfunction of the outer oblique, recti eye muscles. Then see the picture of the normal eye producing clear vision. The ciliary `lens muscle' and lens function can also be affected.I am grateful for the Natural Vision Improvement knowledge Mr. Quackenbush has taught me. It keeps the eyesight clear for life even under very adverse conditions! The body and sight can heal and with correct practices healing is faster, maintained.Tom is one of the rare true teachers that has never strayed from the Bates Method. He has improved it using only natural safe practices. Some other teachers have changed the method in order to make more money; advising lasik, sunglasses, contacts, harmful type eyeglasses and incorrect, unnatural practices that cause vision impairment. Tom has never done this.I consider another main reason my eyesight never remained impaired in younger life and now is due to not wearing eyeglasses. In elementary and high school my mother bought glasses for me on advice of a nurse. I refused to wear them due to the pain, tension they caused and noticing the eyesight would be worse after wearing the glasses. Thankfully I had a nice mother and teacher. I was allowed to sit closer to the blackboard, without glasses and the distant vision improved on its own. In the U.S. Army my Sargent was smart and allowed us to have the option not to wear glasses. I could aim, hit the target with my M-16 from the distant foxhole without glasses.Stress, strain, reading unfamiliar distant letters... can affect the sight. Teachers should realize this. I also think studies done on the computer should be printed out or listened to as to avoid constant reading on the computer screen and other devices which can lower the vision. Artificial 3-D in video games, Computers, some new TV's... impair brain, visual system, eye, eye muscle function.I continue to refuse to wear eyeglasses. Eye doctors cannot prescribe for me because the vision is clear with use of the Bates Method.I would have posted a review years ago but was a low income person, no access to internet, never heard of Amazon.com until a few years ago.Feb, 2012 - buying another copy of this book to send to a friend. My friend has improved his vision. Mr. Quackenbush's book has helped many of my friends, people I meet in the grocery store, at work, the train station. We do sunning and shift, centralization... on the eyechart, trees, railroad tracks... waiting for the train into Boston.I also have this book by Ophthalmologist Bates, Edited by Thomas Quackenbush (read-studied it many times and now read for fun!);Better Eyesight: The Complete Magazines of William H. Bates

I wasn't going to buy this book as I thought that it was just another self help hype type book .But upon reading it I began to do the exercises and things Dr,Quackenbush said to do. I was familiar with the Bates methods and this one took me a step further. I followed instructions and actually went without my strong (expensive ) progressive lenses. I went down in strength rapidly .I did the exercises a lot. I stared wearing magnifying readers at first and 1.75 magnifiers for far off veiwing .It's been about six months now and I finally went to the optometrist only to find that I can now buy single vision readers ,just for the computer and reading. What a joy it is to once again go without a constant pair of glasses on my face !!! Thanks to Thomas Quakenbush I can now SEE without glasses except for small print .I highly recomend reading this self-help book ! You will love it !
